Ranch Caretaker Jobs: How Couples and Singles Land Them

A caretaker lives on a property so the owner does not have to. On a private ranch, hunting property or remote lodge, that means plowing the road, keeping the water running, watching the gate, feeding whatever animals stay through winter, and getting the house ready when the owners or guests arrive. The pay is a salary or monthly stipend plus a house, and a large share of the ads ask for a couple.

What does a ranch caretaker do?

A ranch caretaker keeps a property running and secure while the owners are somewhere else. The Ranches at Five Pine Mesa, a private mountain ranch community near Yampa, Colorado, listed the job in August 2026 as caring for the barn and guesthouse, running a tractor, trucks, ATVs and snowmobiles, plowing roads until the seasonal closure, driving a Mattracks shuttle from winter parking to the homes, inspecting owners’ houses while they are away, and keeping fence for summer cattle grazing (RanchWork.com, accessed Sep 13, 2026).

The mix changes with the property. North of Tulsa, a 750-acre family ranch centers the job on horses, donkeys, trails and hay. A Brick & Bond property near Glenrock, Wyoming, put security first: alarm checks, a daily log of vehicles and trespassers, and snow removal to keep emergency access open around the clock. At C4 Ranch and Lodge, a hunting lodge on the Salmon River near White Bird, Idaho, the seasonal caretaker turns over guest rooms between hunts and cooks for groups of 8 to 10. Winter lodge caretakers mostly keep systems alive; El Capitan Lodge in Alaska wanted people who could service generators, run snow blowers and chainsaws, and fix a frozen pipe.

Who hires ranch caretakers, and where are the jobs posted?

Mostly private owners who are not there. The Snowmass owners visit for 7 to 10 days once every couple of months, and a family ranch an hour from Cody, Wyoming, wanted a caretaker couple because the family lives elsewhere and gathers at the ranch through the year (RanchWork.com, 2026). Other employers include property companies such as Hugo Wyoming Management, which posted the Alpine job for one of several properties it runs, and sporting clubs: Pennsylvania’s Texas-Blockhouse Fish and Game Club, on more than 6,000 acres, advertised $70,000 to $85,000 for a caretaker couple in January 2025.

Land trusts, camps and retreat centers hire caretakers too. The Whidbey Camano Land Trust in Washington recruited a full-time resident caretaker and site host in 2023, and Connecticut’s Newtown Forest Association, in a posting that closed in January 2024, paid its resident caretaker only with a 1,300-square-foot house for 25 hours of work a week. A Catholic ranch retreat center in Evergreen, Colorado, offered $20 to $35 an hour plus private housing in 2025.

Listings cluster on a handful of boards:

• The Caretaker Gazette, published since 1983, bimonthly, $39.95 a year online. It lists more than 1,000 caretaking and housesitting openings a year on estates, ranches, camps, retreat centers and hunting and fishing lodges.
• RanchWork.com, with Ranch Caretaker and Ranch Jobs for Couples / Teams categories and a Position Wanted section.
• WorkingCouples.com (Ranch-Farm Couples category), FarmJobSearch.com and CoolWorks, which carries winter caretaker jobs at lodges.
• Recruiters. Hall and Hall in Montana lists finding a manager or caretaker among its services to landowners, and Heartland Estate Staffing in Missoula places domestic couple teams and ranch managers. The Land Trust Alliance job board carries preserve caretaker jobs.

Why do so many caretaker ads want couples?

Because one house can cover two jobs. A property that has to be guest-ready needs someone mechanical and someone who can run a household, and a couple fills both without a second residence. The Trinity, Texas, ranch said at least one partner must have strong mechanical and maintenance ability and the other excellent housekeeping, hospitality and organization skills. A Mendocino, California, ranch preferred a couple on the same split, paying $75,000 plus housing, utilities and benefits for the main role and offering the partner a separate full-time hourly job (RanchWork.com, Aug 2026). The Snowmass ranch wanted cooking, cleaning, childcare help and airport runs when the owners are in residence.

Coverage is the other reason. El Capitan Lodge keeps two caretakers on site all winter because one must always be there, which frees the other to drive to town (CoolWorks, Aug 2026).

Read the pay line carefully. Glenrock paid $34,000 to $40,000 per person and asked each partner to apply separately. Snowmass and Trinity quoted one combined figure for two people. A Burney, California, ranch paid $1,200 to $1,700 a month for a single caretaker role, noting the second person could work remotely. Some employers go the other way: Temperance Creek Lodge in Hells Canyon took individual applicants only in September 2025, and a northwest Colorado winter job had no housing for families. How much do ranch caretaker jobs pay?

Full-time salaries in 2026 listings ran from $30,000 for one caretaker near Alpine, Wyoming, to $75,000 in Mendocino, and couple packages from $50,000 to $60,000 combined in Trinity to $65,000 to $125,000 combined for a caretaker and property manager team near Aspen (RanchWork.com, accessed Sep 13, 2026). A fishing property in Alder, Montana, offered $60,000 plus health, dental and vision after 90 days to a caretaker with as little as 0 to 2 years of experience.

Below that tier are stipend and work-trade jobs. A 35-acre property in Leonard, Texas, traded a three-bedroom home and utilities for 20 hours of groundskeeping and 20 of housekeeping a week, and said it was best if the couple had other income. Seasonal jobs pay by the month: $2,500 to $3,000 at the Creede trout club, $3,500 to $4,000 plus tips at the Idaho hunting lodge.

The house is the constant, and the extras vary. Utilities were included at Trinity, Mendocino, Burney and Creede. A ranch truck came with a 2025 Post, Texas, hunting ranch job; Weiser required your own vehicle; Creede paid $200 a month toward yours. Yampa, Alpine, Cody and Glenrock include health insurance.

For a cash benchmark, the Bureau of Labor Statistics put 2025 national medians at $18.82 an hour ($39,150 a year) for landscaping and groundskeeping workers, $23.84 an hour ($49,590) for general maintenance and repair workers, and $17.63 an hour ($36,670) for farmworkers who tend ranch animals (BLS via O*NET, accessed Sep 13, 2026).

Is caretaker housing taxable?

Usually not, if the job requires you to live there. IRS Publication 15-B (2026) lets an employer exclude lodging from your wages if it meets three tests: it is furnished on the employer’s business premises, it is furnished for the employer’s convenience, and you must accept it as a condition of employment.

Business premises generally means your place of work, and for a household employer, lodging in the employer’s home counts. The convenience test needs a substantial business reason other than paying you more, and a written statement saying so is not enough. The condition-of-employment test is met when employees need to live on the premises to properly do their duties; the IRS examples are employees who must be available at all times and employees who could not do the job without the lodging.

Two traps. If the employer lets you choose extra pay instead of the house, the house is not excluded, and a cash housing allowance never is. The IRS example of nonqualifying lodging is a hospital employee offered free housing or a cash allowance. The ranch truck is a separate rule: when you use an employer’s vehicle for personal purposes, the employer must value that use and include it in your wages, while tractors and other special-purpose farm vehicles count as qualified nonpersonal-use vehicles. What skills do caretaker employers ask for?

Equipment first, then repairs, then animals. The Tulsa ranch wanted skid steer, backhoe, zero-turn mower and chainsaw experience; Snowmass required tractor operation and preferred skid steers and excavators; Yampa and Alpine both need snowmobile skills. GCI’s winter caretaker at its Agulowak Retreat, off the road system in Alaska, had to run an 18-foot skiff, a snowmobile, an ATV and a chainsaw, and withstand months of isolation (CoolWorks, Jul 2026).

Repair skills show up in almost every ad: plumbing, electrical, carpentry, small engines and, at Trinity, welding. Livestock varies. The Weiser owners required 7 to 10 years with horses, including recognizing colic and holding horses for the vet and farrier, while the Alder fishing property has no livestock at all. Then the checks. A valid license is standard, and Yampa, Trinity and Post also asked for a clean driving record. Trinity asked for comprehensive background and reference checks; Glenrock required a background check, credit check and drug and alcohol test; El Capitan runs background and driving record checks. Three references is the common number. A CDL is rare: a 2024 farm caretaker and manager job on a 2,500-acre crop operation near Bridger, Montana, asked for one or the ability to get one. Glenrock’s herbicide work may require an applicator’s license.

How should a couple apply for a caretaker job?

Send exactly what the ad asks for, and make the split of work obvious. The Trinity ranch asked for résumés for both partners, a joint cover letter explaining how you would divide the responsibilities, three professional references, examples of properties you have maintained, and a story about improvising when the right part, tool or contractor was not available. The Cody ranch asked for two résumés, one cover letter and a video under two minutes about yourselves and why that place. The Aspen ad wanted a résumé, cover letter and references detailing experience in each of its four skill areas, horses, building maintenance, grounds and domestic support, and said it would not consider correspondence without relevant work experience.

A strong couple’s application does five things:

• Opens with who does what: one of you on equipment, roads and repairs, the other on the house, guests and animals, and where you overlap.
• Matches each duty in the ad to real experience: acreage, equipment, livestock numbers, time worked unsupervised.
• Lists references who watched you run a property, for each partner.
• States the logistics up front: start date, pets, children, your own vehicle, and whether one of you keeps remote work. The Dunnellon, Florida, ad asked applicants to say whether they were applying individually or as a couple.
• Includes photos if asked; a 2025 Wise River, Montana, ranch said photos helped it put a face to each applicant.
